Freehold For Sale In 2 Lots Or As A Whole
Lot 1 – Cleish – 160.90 ha – Offers Over £2,500,000
Lot 2 – Craigencat – 69.22 ha – Offers Over £1,000,000
As a Whole Offers Over £3,500,000
Lot 1 – Cleish – 162.61 Hectares / 401.81 Acres
Cleish was originally planted in 1983 with predominantly Sitka spruce. Yield classes are generally good with the best on the lower slopes, timber growth is slightly slower at higher areas of the property. Much of the mature crops, now forty years old, have developed well and hold significant volumes of timber. There have been a series of harvesting and replanting operations as the forest is re-structured into a more diverse, productive plantation. The second rotation should perform well given the improved ground and drainage conditions created from the first rotation.
Lot 2 – Craigencat – 69.22 Hectares / 171.04 Acres
Craigencat was established at the same time as Lot 1, since then three harvesting and restructuring phases have been carried out with the most recent restocking taking place last year. The remaining mature crops, some 30.51 hectares, have produced a good reserve of merchantable timber and are planned for harvesting in 2025. Some windblow has affected the northern part of the woodland. Crop summary tables are shown below, full compartment schedules are available from Goldcrest Land & Forestry Group upon request.
