Dolgadfan is situated approximately 3.5 miles south of Llanbrynmair village in Powys, mid-Wales, an area well regarded for commercial forestry. The property enjoys scenic views over the rolling adjacent countryside, including the Afon Twymyn River.
Major timber processing facilities in the wider locality include Kronospan at Chirk, BSW Timber at Newbridge-on-Wye, and Pontrilas Sawmill near the Hereford–Wales border, supporting efficient timber marketing and logistics.

Access to the property is taken directly from the public road, as indicated at point A1 on the sale plan. A well-constructed, forest road extends through the forest to point A2, providing reliable access to the majority of the woodland. In addition, a secondary 4×4 extraction track, built specifically for timber haulage, runs from A3 to A4.
Both the public and internal forestry roads have been effectively utilised during the first phase of harvesting, enabling the successful extraction of substantial timber volumes.
The woodland is situated on undulating, free-draining ground, offering good growing conditions. The initial planting took place in 1981, predominantly with Sitka spruce, forming the first rotation crop. Between 2014 and 2016, a total of 16.52 hectares was harvested and successfully restocked. The second rotation crops have generally performed well, with an estimated yield class of up to 20.
An additional 13.37 hectares of mature Sitka spruce remains standing. The crops have developed into high-quality stands and is now considered ready for harvesting, offering immediate income potential.
A small area of Noble fir located near the main access gate has underperformed. Once felled, this area presents an opportunity for restocking with a more suitable species.
