Ewich Forest was established with a commercial Sitka spruce crop in 1981 which is now mostly ready to harvest. This highly attractive and biodiverse woodland consists mostly of conifer species; however, there are also some pockets of impressive mixed broadleaves. The conifer crops are at/approaching maturity and a substantial volume of timber can be considered for harvesting in the immediate future, subject to the necessary consents. As shown in yellow on the sale plan, there are 1.91 hectares of standing mature timber at the southern end of the woodland which are included in the sale but where the solum, (the land under the trees), will be retained by the existing owner. There will be no obligation on the purchaser to restock this part of the property after harvesting.
The site is gently sloping, rising to 170 metres above sea level at the highest point and is well-sheltered. According to the Soil Survey of Scotland, the soil types consist mostly of mineral podzols.
The River Fillan, which adds considerable amenity value, bounds the property for 1.29 miles to the east and provides an excellent opportunity for fishing.
There are numerous areas of open ground which offer breathtaking and dramatic views; north to Beinn Dorain, east to Beinn Heasgarnich, south towards Ben More and Ben A’an and west to Beinn Laoigh.
There are outbuildings close to the entrance which have been rented by a previous owner of the Ewich B&B, for ponies. Purchasers should satisfy themselves as to the possibility that those buildings structures being developed into a dwelling, subject to the necessary consents and availability/capacities of services and access. The owner has not pursued development at the site.
