Location
Fanans Forest is attractively located in Argyll adjacent to the B845, between Taynuilt (4 miles) and Kilchrenan (2.5 miles). The location provides exceptional views eastward towards Ben Cruchan. In addition, Loch Etive can be seen to the north and Loch Awe to the south. Oban is only 15 miles from the property and offers excellent restaurants, hotels and a marina.
Access
Access is taken from the B845, a Timber Transport Agreed Route, at point A1 on the sale plan. Internally, there is a network of forest roads which provide access to most of the property. The road A1-A2 is shared with the owners of Shellachan House. A servitude provides access to the forest owner over A3-A4. Maintenance of shared sections are on a user basis. Description
Fanans Forest – 572.55 hectares / 1,414.77 acres
This substantial and productive commercial conifer forest was planted during 1989/1990. The composition of the crop is dominated by Sitka spruce which accounts for 77% of the conifer area. There are smaller areas of Sitka spruce mixed with Lodgepole pine as well as small parcels of larch/Norway spruce. The forest was planted with many clearings and areas of open ground. Subject to relevant permissions, some of these areas could be planted to increase the cropped area.
A relatively large part of the property has been planted with broadleaves. The deciduous areas are highly attractive and enhance the level of Natural Capital whilst also providing sporting opportunities. Included within the forest is a useful general purpose shed, with metal box profile sheeting on the walls and roof. The shed is currently used for processing deer and storing equipment.
The property comprises gently undulating terrain and is relatively easily worked with conventional harvesting machinery. It is low lying with an altitude of approximately 280 meters above sea level at the highest point. The crop is summarised in the species table below.
