Headshaw Plantation lies to the north of Ashkirk and south of Selkirk, at the heart of the Scottish Borders.

Description
Headshaw Plantation is a relatively young but well-established commercial plantation, dominated by improved Sitka spruce. The crop was established in two main phases (2017 and 2020) and is progressing well, at a strong early growth stage. With Sitka spruce remaining the preferred species for high-yield timber production, the plantation is well positioned to deliver significant returns in the medium to long term.
The soils are fertile, consisting of predominantly brown earths and some gleys, providing a sound base for commercial forestry. The site sits between 240 and 290 meters above sea level, with gently sloping terrain that aids accessibility and future harvesting operations. Land capability is rated 5.2 for agriculture.

Sporting Rights
Sporting rights are included in the sale, with no leases in place.

Boundaries
Most of the plantation is within a modern deer fence. The boundaries with neighbours are to be maintained in a stockproof condition at joint equal expense.
