Longheugh Forest is a fast growing conifer plantation which was established in 1988 and has produced a substantial volume of timber which is now ready to harvest. The timber crop was measured in September this year using sample plots at a density of one plot per hectare and this exercise indicated a total volume of approximately 65,500 m3. The main species planted is Sitka spruce which accounts for 93% of the stocked area. Generally, the conifer crops are performing well with excellent uniformity and yields. The property rises to 220 meters above sea level. There are small pockets of windblow in places, however the vast majority of the crop is stable and has not been affected by the recent storms.
The main management objective to date has been to maximise conifer area and log content. However, there is an attractive manmade lake and also areas of mixed broadleaves and diverse conifers which enhance the amenity and natural capital value. Tenure
The property is offered for sale as both Freehold with vacant possession or Leasehold. A purchase of the leasehold will be under the following abbreviated Heads of Terms and a copy of the full Heads of Terms is available from the Selling Agents. Note: The final lease is subjected to final negotiation with the selected prospective lessee.
Leasehold Heads Of Terms
The lease will terminate at any point after the 99 year period, subject to the Landlord giving at least six months’ notice in writing. The landlord can either regain possession of the entire leased subjects by paying compensation for crops growing at that stage, or can wait for renunciation of individual sections of the leased subjects as and when they are harvested. It is anticipated that the tenant will, therefore, be able to exploit the current crop and possibly, a further three rotations during the terms of the lease.
