Islay is a spectacular island located off the west coast of Scotland. Access
The public road from Port Charlotte provides access to the forest track, shown as A1 on the sale plan. There is a servitude right of access over the forest road to the entrance of the forest at A2. There are rights to upgrade this road prior to timber extraction.
Timber can be shipped from Islay by sea via Port Ellen. Consultation with the local Council is required prior to timber extraction.

Description
Mid Gearach Forest – 49.31 hectares / 121.85 acres
It is rare for woodlands to come up for sale on Islay. This commercial conifer forest is primarily managed for timber production. The woodland was established in 1985 with Sitka spruce in mixture with Lodgepole pine. The Lodgepole pine has acted as a nurse crop for the spruce. The conifer growth rates are typical for first rotation crops in the area, average yield class of YC14.
It is likely that the second rotation will produce higher yields due to improved ground conditions and seed stock. A recent timber measure has been carried out and indicates that there are circa 15,422 cubic meters of timber which is ready to harvest in the near future. The property comprises gently undulating terrain and is easily worked with conventional harvesting machinery.
The woodland is close to the coastline and is highly attractive, the addition of a cabin/hut would make it a fabulous base to explore the island and the west coast of Scotland.
Sporting Rights
